What we actually see on Sherman Oaks job sites

Sherman Oaks is the Valley market where access logistics change the price more than the scope does. The flats in 91401 and 91423 are straightforward - post-war ranch stock, wide streets, room for a dumpster and a material drop. South of Ventura Boulevard, in the hillside above Sunset Boulevard and toward Mulholland, the streets narrow, parking disappears and staging becomes a real line item. We walk the approach with a tape before we quote hillside work, because whether a concrete truck can reach the site decides between a standard pour and a pump, and that is a meaningful cost difference.

The Mulholland Scenic Parkway Specific Plan covers the parcels nearest the ridge and adds a design-review layer on top of ordinary plan check - height, ridgeline visibility and materials all get looked at. Below that band, the Baseline Hillside Ordinance ties allowable floor area and grading quantity to slope. Neither is an obstacle if it is priced and scheduled at the start; both are expensive surprises if the design is finished before anyone checks which regime the parcel falls under.

In the flats the recurring findings are consistent enough that we budget for them. Homes from the 1940s and early 1950s often sit on raised perimeter foundations with post-and-pier interiors, and the pier spacing was generous by modern standards, so opening up a kitchen or a living area typically means new beams and often new footings. We also expect galvanised supply piping and, in the earliest stock, cloth-sheathed branch wiring. On a whole-home remodel we plan to replace both rather than splice into them - a partial re-pipe fails at the joint between old and new more often than anywhere else.

Because so much Sherman Oaks work is occupied-home renovation on tight lots with close neighbours, we sequence noisy demolition early in the day, keep the haul route agreed in advance, and hold the site tight. Construction here is a neighbourhood event whether anyone wants it to be or not, and the projects that finish on schedule are the ones where staging, parking and inspection windows were planned before the first wall came down.

2026 code note. The wildfire construction rules described above changed on 1 January 2026. The California Building Standards Commission deleted Chapter 7A from the California Building Code and consolidated it — together with Residential Code Section R337 and Fire Code Chapter 49 — into the 2025 California Wildland-Urban Interface Code (CWUIC), Title 24 Part 7, which took effect the same day. A 2026 plan set that still cites “Chapter 7A” is citing a chapter that no longer exists. One threshold catches most homeowners by surprise: replacing 50 percent or more of a roof covering within 12 months triggers the full Class A new-construction standard rather than a like-for-like repair.
