HOMESENSE Construction & Remodeling

HomeSense Construction & Remodeling builds custom accessory dwelling units (ADUs) across Los Angeles and the San Fernando Valley — detached units, attached additions, garage conversions, and Junior ADUs. As a licensed design-build general contractor (CA Lic #1125001) based in West Hills, we handle the entire process under one roof: feasibility, design, engineering, permits, and construction. Call (818) 300-3422 for a free ADU consultation.

Why build an ADU in the San Fernando Valley?

The San Fernando Valley has the highest concentration of ADU permits in Los Angeles, and for good reason. Valley lots tend to be larger than Westside properties, leaving room for a comfortable detached unit. An ADU adds rental income, multigenerational living space, or a home office — and meaningfully increases property value. We build throughout the Valley and greater LA, including Encino, Sherman Oaks, Woodland Hills, Northridge, and Van Nuys — see all service areas.

Types of ADUs we build

We design and construct every ADU type: detached ADUs (a standalone unit in your yard), attached ADUs (connected to your home), garage conversions (a cost-effective way to add living space — see our garage conversion guide), and Junior ADUs (JADUs) created within the existing home. Not sure which fits your lot and budget? We’ll walk you through the options during a free consultation.

2026 California ADU laws that work in your favor

Recent legislation has made ADUs faster and cheaper to build. SB 1211 allows up to eight detached ADUs on multifamily lots. AB 2533 creates a clear path to legalize unpermitted ADUs built before 2020. ADUs 750 sq ft or smaller are exempt from all impact fees, and the City of LA offers 20+ pre-approved designs with permits issued in as little as 21–30 days. We stay current on every code change so your project moves smoothly.

Our ADU process

1) Free consultation & feasibility — we assess your lot, goals, and budget. 2) Design & engineering — floor plans tailored to your property (or a faster pre-approved plan). 3) Permits — we prepare and submit the full package to LADBS or your local building department. 4) Construction — licensed, insured crews build to code with clear milestones. 5) Final inspection & handover — you receive a finished, move-in-ready unit.

What’s included

Foundation and framing, electrical, plumbing, HVAC, insulation, drywall, flooring, a full kitchen and bath, energy-code (Title 24) compliance, and all required inspections. Every ADU is built to last and designed to match your home and neighborhood.

ADU cost & timeline

Most ADUs in LA range from about $100,000 (garage conversion) to $450,000+ (large detached), with design-to-completion timelines of roughly 6–10 months. For detailed pricing read our ADU Cost in Los Angeles guide and our ADU builder guide.

Frequently asked questions

How much does it cost to build an ADU in Los Angeles?

ADU costs in LA typically range from about $100,000 for a garage conversion to $450,000+ for a large detached unit, depending on size, type, site conditions, and finishes. For a full breakdown see our ADU cost guide and remodeling cost guides.

How long does it take to build an ADU?

In Los Angeles, design and permitting often run 2–4 months and construction another 4–6 months. The City of LA now reviews applications for completeness within 15 days and offers 20+ pre-approved standard ADU plans that can shorten permitting to roughly 21–30 days.

Can I legalize an unpermitted ADU?

Yes. Under California’s AB 2533 (2025), homeowners can legalize ADUs and JADUs built before January 1, 2020 — local agencies cannot deny a permit based solely on the prior lack of authorization, and many impact and connection fees are waived. We can pre-inspect and guide the legalization.

How many ADUs can I build on my property?

Most single-family lots in LA can add one detached ADU plus one Junior ADU. Under SB 1211 (2025), multifamily properties may add up to eight detached ADUs (capped at the number of existing units), often using underused parking or carport areas with no replacement parking required.

Are small ADUs exempt from impact fees?

Yes. ADUs and JADUs under 500 sq ft are exempt from school impact fees, and ADUs 750 sq ft or smaller are exempt from all impact fees in California — a major savings for compact units.

Do you handle design, permits, and construction?

Yes. HomeSense is a licensed design-build general contractor (CA Lic #1125001). We manage everything — feasibility, design, engineering, LADBS/local permits, and construction — so you have one accountable team from start to finish.
