What we actually see on Los Angeles bathroom remodels
Three things decide how a Los Angeles bathroom remodel actually goes, and none of them are the finishes. The first is whether the fixtures move. A remodel that keeps the toilet, tub and vanity on their existing drains is a non-structural job that routes through LADBS as an express permit with no plan check; the moment a wall moves or an opening changes, the same project becomes a plan-check submittal and the calendar stretches. The second is the age of the house. California Civil Code §1101.4 requires that any single-family home built before January 1, 1994 have its noncompliant fixtures replaced with water-conserving ones — and a huge share of the Los Angeles housing stock predates that line, so the retrofit is not optional even when the homeowner only wanted a new shower. The third is what is behind the wall.
