What we actually see on bathroom remodels across Los Angeles

HomeSense has built bathrooms across the San Fernando Valley and greater Los Angeles since January 2011 under CSLB License #1125001. A bathroom is the smallest room we work in and the most heavily regulated per square foot, because it concentrates plumbing, ventilation, waterproofing and electrical safety into about forty square feet.

Waterproofing is where we see the most expensive failures, and they are almost always invisible for the first two years. Shower assemblies have to be built as a system — sloped substrate, a continuous pan liner or bonded membrane, correct curb and corner detailing, and a functioning weep path at the drain. A tiled shower installed over ordinary drywall with no membrane will look identical on handover day and will rot the framing behind it. If a bid does not name the waterproofing method, that is the question to ask.

Ventilation and fixtures are the two code items that surprise people. Title 24, Part 6 references ASHRAE 62.2 for local exhaust, so a bathroom fan has to actually move air to the outside at a rated flow and be controlled properly — a recirculating fan vented into the attic does not comply and will drive moisture into the roof assembly. Separately, California Civil Code section 1101.4 requires non-compliant plumbing fixtures in older single-family homes to be swapped for water-conserving models when the home is altered under permit, so a permitted bathroom remodel in a pre-1994 house typically pulls in fixtures elsewhere in the house too.

The last thing worth planning early is scope creep through the wall. Moving a toilet more than a short distance means re-cutting the slab or the floor framing and re-sloping the drain to code, which is a different job from swapping a fixture in place. And the 2025 California Plumbing Code took effect January 1, 2026, so venting and trap-arm details on older Valley homes frequently need correcting once the wall is open. We price the layout decision before demolition, not after.
