What we actually see on Northridge job sites
Northridge is the one Valley market where the 1994 earthquake still shows up in almost every scope we write. On the 1950s and 1960s tract stock north and west of Cal State Northridge we routinely open walls and find repair work from 1994 and 1995 that was never permitted - re-framed cripple walls with no hold-downs, chimneys rebuilt without a proper anchorage detail, and slab cracks patched cosmetically. Before we price an addition or a whole-home remodel here, we pull the address history at LADBS and walk the crawl space. An unpermitted 1994 repair is not a deal-breaker, but it changes the sequence: it has to be brought into the permit set rather than discovered by an inspector halfway through framing.
Foundation and soil conditions drive Northridge budgets more than finishes do. Much of the area sits on deep alluvium with expansive clay pockets, which is why we expect a soils report on anything involving a new foundation - an attached addition, a detached ADU, or a second story. Where the original house is on a raised perimeter foundation with post-and-pier interior supports, adding load for a second storey almost always means new footings and a shear-wall schedule, not just a beam. We would rather pay for the geotechnical work in week one than re-engineer in month three.
