What we actually see on Porter Ranch jobs

Porter Ranch (ZIP 91326) is the newest large residential area in the San Fernando Valley — most of the homes were built from the late 1980s through the 2010s, and new phases are still being completed at the top of the hill. That changes what a remodel looks like. Panels are usually 200 amps, plumbing is copper or PEX, and insulation is already reasonable, so the work here is rarely about fixing legacy systems. It is about space: ADUs and pool houses on the larger lots, primary-suite and kitchen reconfigurations, and the occasional knock-down or hillside custom build.

The review path is longer than in older neighborhoods. Permits go through LADBS as a City of Los Angeles address, but most of Porter Ranch also sits inside the Porter Ranch Specific Plan and nearly every street is governed by a homeowners association with its own architectural review. In practice a project runs three tracks at once — HOA design approval, City Planning conformance with the Specific Plan, and LADBS plan check — and we sequence them so the HOA letter is in hand before the City set is submitted.

Topography is the other constant. The northern and western parcels back onto the Santa Susana foothills, which means hillside grading rules, slope setbacks and, on the outer ring, Very High Fire Hazard Severity Zone construction requirements for roofs, vents and glazing. Retaining walls over the ordinary height threshold need their own engineering, and access for concrete and steel between finished, occupied homes is a logistics line item we price rather than guess at.

We are about fifteen minutes away in West Hills and have built in Porter Ranch since 2011. Every job runs under HomeSense's own licence, CA Lic #1125001, and California caps the down payment on a home-improvement contract at 10% or $1,000, whichever is less.

2026 code note. The wildfire construction rules described above changed on 1 January 2026. The California Building Standards Commission deleted Chapter 7A from the California Building Code and consolidated it — together with Residential Code Section R337 and Fire Code Chapter 49 — into the 2025 California Wildland-Urban Interface Code (CWUIC), Title 24 Part 7, which took effect the same day. A 2026 plan set that still cites “Chapter 7A” is citing a chapter that no longer exists. One threshold catches most homeowners by surprise: replacing 50 percent or more of a roof covering within 12 months triggers the full Class A new-construction standard rather than a like-for-like repair.
